How Does Midas Work?

Midas Estates has a commitment to source the very best off plan property deals for it’s members. Our main aim is to secure maximum capital growth for our clients as the majority of our clients are looking to secure financial security in the shortest time possible. We address this by combining fantastic discounts plus capital growth to achieve the desired result.

Over 22 years in the industry has helped us to grow a network of highly influential and valuable resources. Not least of all the developers who are happy to extend discounts of between 10% and 25% of genuine market value to us. The full amount of these discounts is then passed to YOU. Midas takes no interest in the discount at all or any subsequent capital growth you may enjoy and there are no hidden fees anywhere.

We have a network of associates in all fields of the real estate industry and associated industries that work to the same high standard of ethics, value and caring as we do.

Midas Estates was built on a strong foundation of referrals and indeed referrals continue to be our leading source of new investor members. We feel very proud of this fact and also feel that it stands as testament to the fact that we deliver what we say we will deliver time after time after time!

What Makes Investing in Property Such A Good Idea?
Property is a tangible asset. You can see it, touch it and better still live in it! At a time when we are in seriously short supply of new homes in the UK, investing your money in bricks and mortar has just got to be good sense. Couple that with the fact that historically property in the residential sector has doubled in value around every 6-7 years and the forecast is that in the UK we will be approximately 1.4 Million homes short of demand in about ten years, you can see why owning property is such a good idea.

Let’s explore the reasons for this:

  1. We are currently experiencing the lowest levels of house building since 1924 and the gap between supply and demand is widening every year to the tune of approximately 60,000.
  2. There are an average of 220,000 new households created each year as a direct result of people living longer, more people living on their own as a result of bereavement divorce etc and many students living away from parents.
  3. A serious under-estimation of the increase in population as a result of the number of immigrants coming into the UK.

With the end of final pension salary schemes and recent poor performance of shares and pensions (last 5 years) people realise there is no security in these areas and they may as a result of relying too heavily on these options be in line for a difficult retirement.

These areas are still volatile and will probably be so for quite some time, so again property comes out on top as the best option for the ordinary person who wants to take back their life and have what they are worth.

Many of the large financial bodies are investing more money than ever in property (especially in the commercial sector) because of the long term financial gains it offers and the proportionally low risk factor associated.

Property is not liable to the same overnight fluctuations as stock and shares etc, and so represents the safest and surest way forward for any investor.

Use Leverage to Create Your Better Future
Making your money work for you rather than you working hard for money. Sounds simple doesn’t it? Well, that’s because it is. But in actual fact it gets even better than that because in property you get to make other people’s money work hard for you. That’s right, you can create a better future for yourself and your family with minimal risk on your part and using for major part other people’s money to achieve it. Most of the main lending institutions for instance will advance up to 85% of the value of an investment property which means that your personal investment only amounts to 15%! Every deal is unique but in essence the most important part of property investment is the purchase. Buy the property at the right price and generally everything else just falls into place.
There are many instances where any discount that Midas Estates obtains for you can used to subsidise the capital required for a buy to let mortgage. In effect the deposit can be paid in part or in some cases full by this discount method. This doesn’t apply to every transaction but is especially pertinent to off plan purchases because of the increase in property valuation that is often enjoyed by the time of completion and because you can base you lending on the new inflated property value rather than the initial purchase price. Cash backs can also be applicable and very possible in some cases.

How can I be sure that I will rent my property?
Although there can never be a guarantee that you will never experience any non occupancy. If the purchase and area surrounding the purchase are researched thoroughly there should be no problems. There are a few factors that will effect this:

  1. In the present housing market many people find that purchasing a property is just out of their reach and renting is the only option for them. First time buyers account for a large portion of this rental market and this portion of the market is increasing every year.
  2. Renting gives people the chance to move fairly quickly and painlessly should circumstances dictate this. Whereas, if they owned their own home they would have to wait until the property has sold before they could move. So, in short, it offers a certain number of people more flexibility that fits in more with their particular requirements.
  3. Renting is no longer frowned upon. It is perfectly acceptable to rent a property these days whereas in the past sometimes it represented a lack of social status. This is certainly not the case anymore.
  4. Public spending has increased to all time highs and as a result fewer people have the necessary deposits sitting on hand to fund the initial deposit required for a property purchas.
